RECOMMENDATION: That the City Council adopt the attached Resolution approving an improvement agreement, improvement security, and Parcel Map No. 17855 bounded by California Street, Campus Avenue, Taylor Avenue and north of Sunkist Street.
COUNCIL GOALS: Invest in the City’s Infrastructure (Water, Streets, Sewers, Storm Drains and Public Facilities)
FISCAL IMPACT: None. All of offsite infrastructure improvements conditioned for this subdivision will be constructed by the developer at its sole expense.
BACKGROUND: Parcel Map No. 17855 consisting of nine (9) industrial parcels has been submitted by the Koll Company, LLC (Gerald O. Yahr, Managing Principal) of Newport Beach, California, for the development of seven (7) new industrial buildings totaling 179,000 square feet and remodeling of three (3) existing buildings totaling approximately 72,300 square feet. The 13.6 acreage site is bounded by California Street, Campus Avenue, Taylor Avenue and north of Sunkist Street. A location map is attached as Exhibit A for reference. The Tentative Parcel Map No. 17855 was approved by the Planning Commission on November 25, 2008.
Improvements will include right-of-way dedication and frontage improvements consisting of roadway widening, pavement, curb and gutter, sidewalk, curb returns, wheelchair ramps, drive approaches, parkway landscaping and trees, undergrounding of overhead utilities, street lights, utilities services and other appurtenances. The developer has entered into an improvement agreement with the City and has posted adequate security to ensure completion of the aforementioned public improvements. The developer has prepared Covenants, Conditions and Restrictions (CC&Rs) to ensure the maintenance of all common facilities and improvements.
This map meets all conditions of the Subdivision Map Act and the Ontario Municipal Code and has been reviewed and approved by the City Engineer.
